How we saved thousands with plumbing & cables?
Changing or modifying all of the cables is possible. It can be done under a few hours. No painting or re tiling needed. This saves … literally … tens of thousands of euros in the long run. Repairing a water leakage … adding a kitchen counter in the middle of the living room can be done under a few minutes. You don’t need to change tiles or re paint anything.

Compared to traditional brick houses the life expectancy is at least 2-3 times more. All Components are plug and play. In case of damage parts can be changed within minutes or hours. Even foundations. Most repairs will cost a few dollars. Literally. The house is kept dry even in constant rainfall.

 

 

Sustainability.

Mortgage free in 2 – 5 years.
Depending on your country: base models start at 10-15k. That means within a 5 year time frame with a 2000-300 dollars its paid. In case of a couple … we can cut the numbers in half. The value of a given land increases exponentially if it has a house on it. Banks know that houses can make money. An empty terrain can’t. It has no value. This way, despite how small it is, banks will finance an upgrade with a relative ease. Loaning less money is not risky in their perspective. In their standpoint you don’t need the money in the first place. So it won’t be a risky investment. The odds are you’ll be able to get the loans for the second house or for the upgrades way-way cheaper. Again : because they can tell you don’t need it. Like rich man’s game. A few new rooms can be added without a hustle or waiting till the kids grow up. As a reminder an additional room cost 3…5 k.

 

 

Get it under 20$ per month?
Instead of a 5 year old loan or paying up front with cash we should consider the following. A fixed rate loan for a 30 year time frame. Especially if we have the money for it. This way we need roughly 40 dollars per month. 20 if we split the bill with our spouse. That’s an extreme low risk for the banks. Therefore they will give the money way more easier and cheaper. Consider the 2% inflation as well. Your 100 dollars today within a year worth 98. Next year 96. At the end the 15k would feel like fraction. Just make sure the rates and numbers are fixed! You won’t be a risky investment for them. A few months after the house is ready …. we can visit the banks again. It might be a bigger home. (duplex), Or financing adding more rooms. 3-5k each. They will give it easily because its risk free for them and for you as well.

 

 

Method that real estate moguls use … (skip taxes legally).
Build a duplex or triplex and rent it out. You live in one of the apartments and the others you rent it out. The real estate becomes a business. You can write off basically everything. And you will live for free. Everything you buy it’s an investment. From grass seeds to water. After 2 years, especially if you have a spouse … you’ll be able to sell it without paying huge sales taxes. You might start from scratch. Building a way bigger house on a way bigger property.(duplex/triplex) A great option would be building a second house with many rooms … and lending it out to students (if their parents assure money will be paid monthly). This way the income will be way-way bigger than lending it out to a single family. Consider these houses are built to handle havoc. Materials are extra durable and repairs cost just a few dollars. Usually it can be done within minutes.

 

 

Robbing banks & government …. they want it!
Basically you are not robbing them. You just do what they wanted you to do in the first place. That’s why you don’t pay taxes. They reward you. Back to banks first. Considering these houses are premium houses … but cost way less to build and maintain you have an advantage. Banks don’t know that. They don’t care. They just care you paying the monthly fees. And not being a risk for them. Bank will evaluate your home within premium price range. And they are right. That’s the catch. The second the house is ready it might worth 2-3 times more than construction / land price. They go after standards and checkpoints. They will over evaluate your property. When you ask for the second loan you’ll be given cash. It’s like robing them. They will give you the lowest interest rates. Especially if both of you have a great salary. The second home you buy should be a small duplex or triplex.

The second it’s built you move into one of the apartments and rent out everything else. After 6 months of cash flow you visit to banks third time. Yes it sounds crazy. All real estate moguls do like that. Sure its risky. Losing 1-2 house out of ten is a million times better than losing 0 houses out of zero. That’s most persons game. We shouldn’t forget the inflation. The longer you postpone the payment , and the more your write off as a business expense the more wealthy you become. Inflation and not paying taxes (writing it off everything like business expenses) will cancel out the bank rates. Free money. Literally. If you think about that’s good for the government. That’s why they made the law like this in the first place. It’s about providing housing … and get the economy going. They want you to do that.

 

 

Real estate is made to skip taxes?
Within this above mentioned framework: government and banks gives you money for free. They want you to take their money. They know you are doing amazing and that you can give them back. And it’s true. You do that keeping the economy going. Like aunt Mary filling your pockets with the finest chocolate. Meanwhile others are f. over by banks and taxes. And remain with nothing. That’s why others get the biggest interest rates. Or get nothing at all.If there is a problem: then they are the first to be evicted. They are the ones who become homeless. Again and gain. These are not for the rich. These are for the smart who become rich. The ones who understand government want you to provide value to society. Building and renting out houses is one of those. If we learn their rules. If you understand the government and banks than they are our best friends … and you are their best client. What side you stand? What holds you back to move forward?
